Looking Back at 2025, Looking Ahead to 2026



As we move into a new year, we wanted to share a brief look back at the Metro Vancouver real estate market in 2025 and offer some perspective on where things may be heading.

2025: A Challenging but Defining Year

2025 was one of the slowest years for home sales in Metro Vancouver in more than two decades. Total residential sales reached approximately 23,800, marking a 10% decline from 2024 and sitting well below the long-term average. At the same time, sellers continued to bring properties to market, resulting in record-high listing levels not seen since the mid-1990s.
This combination of lower demand and elevated inventory created more choice for buyers and placed downward pressure on prices across most property types.

Pricing and Market Conditions

By the end of the year, the benchmark price for all residential properties in Metro Vancouver was approximately $1,114,800, reflecting a 4.5% decrease year-over-year. Apartments, townhomes, and detached homes all experienced modest price declines over the course of the year.
Importantly, borrowing costs eased as the year progressed, with mortgage rates declining nearly a full percentage point from earlier highs. Combined with softer pricing and higher inventory, buyers are entering 2026 with more favourable conditions than they’ve seen in several years.

A Market in Transition

While 2025 was undoubtedly challenging, there were signs of stabilization toward the second half of the year. Trade tensions that weighed on confidence earlier appear to be easing, and consumer sentiment has improved modestly. According to Greater Vancouver REALTORS®, the key question moving forward is whether these improved conditions will translate into stronger demand in 2026.
